  • How do I get mail?

    We have mailboxes here at the park, just set up your mailing address as you would with a house or an apartment.

    Bring a copy of your lease or monthly statement, along with your ID, to the Upper Lake post office. They will provide you with a key that corresponds to one of the boxes at the park.

    Do not address your mail to the management office. You must set up your own service.

  • How many people are allowed to live in a site?

    Two adults is the maximum amount allowed per site.

    Four people is the maximum amount allowed per site.

  • Does the park have rig age restrictions?

    The park does restrict rig manufacturer dates to 10 years prior to today's date.

    Management has the right to declare if a rig is or is not suitable for the park.

  • Is the park family friendly?

    Yes! Many families have made precious memories here at Blue Lakes. This is a lovely area for swimming, fishing, lake-view walks, having BBQs, playing lawn games, and more.

    We do require children be well supervised-- mainly due to the park's close proximity to the highway and the water.

    Children should NEVER be permitted to cross the highway on their own, and are NOT allowed on the beach without adult supervision.

  • Does the park have WiFi?

    Community WiFi is available throughout the park at no charge to tenants.

    If you need reliable internet access for important tasks, we recommend having a backup option in case our WiFi doesn't fully meet your needs.

    Please note that some rigs may be fortified in such a way that the signal cannot penetrate through. Step outside and you'll likely see the signal strengthen. We recommend tenants with this issue purchase a “WiFi receiver”. The park manager can help set up the device.

  • How many vehicles can I park in a site?

    The answer to this question fully depends on the site chosen. Speak with staff to check on individual sites.

    Each site has parking for at least one vehicle.

  • Are pets allowed at the park?

    Mostly-- Yes! Please review our guidelines:


    1. Pets are not allowed in park-managed Tiny Home units.

    2. Pets must be on leash AND under owner control. They may roam free inside of the dog park.

    3. On-leash pets are allowed at the lake.

    4. Pet feces must be cleaned up immediately.

    5. Pets cannot be outside alone. Supervision is always required.

    6. Pets must be spayed or neutered and up to date on their vaccinations (if they are of age and do not have health restrictions)

  • Does the park require a credit check for tenancy?

    Yes. We do take credit history into account during the application process.

  • Does the park require a background check for tenancy?

    Yes the park does require a background check.

  • Does the park require employment and income verification for tenancy?

    Yes. The park requires new tenants to meet the verifiable income requirements of 3x the site's base rate.

  • How do I apply for tenancy?

  • What are the residential rules and regulations of the park and the beach?

  • Can tenants have parties?

    Tenants are allowed to have parties. All rules and regulations still apply, such as quiet times, 4 guest maximum on the beach w/tenant presence required, etc. Tenants are responsible for the actions of their guests.

    Please coordinate a plan for parking with the office ahead of time.

  • Can tenants bring guests to the beach?

    Yes. Up to four guests are allowed. Tenant must be on the beach with their guests at all times.

  • Can I put a fence around my site?

    We are not allowing new fences to be put up in the park. This includes both permanent and temporary fences.

    If you would like to make upgrades to an existing fence, permission is required from management.

  • How long does the application process take?

    72 business hours on average. This may vary, depending on the length of time it takes to verify applicant information.

  • What if my site loses power?

    Here is a checklist of what actions should be performed if power is lost:

    Check with neighbors or the office. Have they lost power as well? If so, the issue is most likely PG&E related.

    If not, your unit or pedestal may be experiencing an isolated issue.

    First, flip the breakers inside of your unit. If this doesn't work, flip the breaker on your pedestal.

    If this doesn't work, contact the office and inform them of the steps you've taken up to this point.

  • What if my site consistently loses power?

    Speak with management about your consistent loss of power. The park will inspect their equipment.

    The most common reason for continuous loss of power is high energy usage. Some RVs are like old houses; the breaker will trip if you use the microwave at the same time as the AC, for example. Try to keep usage at a minimum to avoid this issue.

  • What if my site loses water?

    Ensure all of the valves are open on your water spigot.

    Speak with management if problem persists.

  • What do I do if the sewer backs up?

    KEEP TANKS CLOSED UNLESS ACTIVELY DUMPING.

    If backup occurs, contact management as soon as possible.

  • Does the park require a security deposit?

    Yes. The park requires a security deposit of 1x the site/unit monthly base rate at the time of signing.

  • How far is the park from town?

    6 minutes to Upper Lake

    12 minutes to Nice

    15 minutes to Lakeport

    22 minutes to Ukiah

    1 hour 15 minutes to Santa Rosa

    2 hours to Bodega Bay (the ocean!)
