BLUE LAKES VILLAGE PARK GENERAL RULES

Blue Lakes Village Office hours: SUN-THURS 10am-5pm, FRI&SAT 11am-7pm

Please observe our rules and regulations for a safer and happier park.

Violation of any or all of these rules may mean the violator is asked to leave the park permanently.

1. Quiet hours are from 10PM to 8AM.  Disturbing noise is NOT to be permitted at any time. Please keep music, television, conversations or other noise down, even during the day, so that it does not disturb the next-door neighbor or anyone else in the park.  

2. All persons must check in and register with the park manager prior to visiting or occupying a site. Park guest check-out time is 12 noon. Occupants staying past the check-out time may be charged full day rental for any time after check out time. 

3. A maximum of two (2) adult persons and two (2) children (under 18) are allowed in one (1) RV site. 

4. Sites may NOT be subleased. Family, friends and/or acquaintances wishing to rent/lease a site must apply to Blue Lakes Village. 

5. Per California state law, YOU are responsible and liable for the conduct of your dependents and guests.  

6. All RV sites must be kept neat and clean for the enjoyment of all occupants. No stacking of boxes, ice chests, wood, or non-permitted storage etc. No indoor furniture or indoor carpets allowed outside. Blue Lakes Village Management reserves the right to determine if your space is deemed a nuisance or unsightly and may cite you and/or fine you for non-compliance to park rules.  

7. All vehicles, including RVs, must have current registration and license and they must meet all code, ordinances and be in safe condition, or they may be towed out of the park at the owner's expense.  Blue Lakes Village Management may check periodically and require registration or tow unregistered, unsightly, or dangerous vehicles any time after legally sufficient notice. RVs must be rain/water tight, electrical and plumbing repairs must be fixed at once, (no roof tarps). 

8. No more than one (1) vehicle per space unless extra vehicle with charge is approved/permitted and included in rental agreement. RV’s taking more than one marked site will be charged for additional site used. Non-approved/non-permitted vehicles may be towed at owner’s expense. 

9. Camping tents or other temporary structures for sleeping, other than in designated areas, are NOT allowed at any time or at any RV site within the park. 

10. All vehicles must be in good running condition (and not noisy) with current registration and proof of insurance. At no time will the park driveway or roadway be blocked. Cars parked in empty sites not rented by owner of vehcile may be towed at owner's expense.   

11. Working on vehicles at the campsite or anywhere in the R.V. Park is NOT allowed. Vehicles leaking oil, gas or other liquids or matter must be removed from the campsite and grounds immediately.    

12. Utility or storage 10’X10’ sheds only are permitted and must be approved by Blue Lakes Village Management.  No other structures will be allowed in spaces unless approved by Blue Lakes Village Management. No tarps or similar covers may be draped over personal belongings, such as furniture, etc.. Car covers allowed.

13. Absolutely no soliciting or disruptive behavior is allowed in the Blue Lakes Village. Blue Lakes Village Management reserves the right to refuse service or entry to any person who is not an occupant, tenant or resident of the park. (California Civil Code Section 602)

14. Pet addendum must be agreed to and signed before tenant may keep pets. Anyone keeping a pet without signing Pet Addendum may be asked to leave park and agrees to leave park when asked.

15. Real Asset Investment Services, FPC, its directors and/or management is not responsible for lost, stolen or damaged articles, items or vehicles or any other mishap/harm beyond its control that may occur to occupants, tenants or residents. Keep all valuables locked for your own protection.    

16. No smoking allowed in restrooms, showers or laundry room. 

17. Auxiliary power units (generators) shall not be used on the park premises at any times other than during periods when the R.V. Park may have a temporary power outage. 

18. All trash and debris are properly placed in the proper receptacle. Campsite and park premises must be kept clean.  

19. All RVs must have working toilets, working showers and be correctly hooked up to park sewer for their effluent. Sewer hook-ups must have airtight connections. Sewage, including gray water, must not be allowed to leak or seep onto the grounds or parking site. All hook ups shall be approved by park manager and shall be checked periodically to see that they are maintained properly.

20. Blue Lakes Village’s facilities, beach and dock are PRVATE and not freely open to the Public. Only registered occupants of Blue Lakes Village and their registered guests together are allowed on the beach premises unless approved and/or supervised by Blue Lakes Village Management or Staff. Blue Lakes Village Private Beach Rules for Public Safety must be signed and on file to use lakefront beach and dock.

21. For occupants, overnight guests must register with the office and not stay for more than 14 days in any six-month period unless given Blue Lakes Village’s prior written consent. Occupant may be asked to leave park if they allow their guests to break this rule.

22. Guests may not keep pets or allow guest to bring pets unless properly trained and/or appropriately certified animals needed by blind, deaf or physically disabled persons and must sign the pet addendum to have a pet in the park.

23. The following are not permitted: Illegal drugs, weapons, fighting, lewd conduct, reckless driving with any vehicle, speeding, vehicles with a lot of exhaust or loud noise coming from them, roller blading, scooters, or skateboarding.

24. Selling, advertising, or distribution of any product (including alcohol or illegal drugs) is prohibited.  

25. Non-contained fires for cooking or heating are not permitted.  

26. Only biodegradable items are allowed to be flushed down your toilet. If the sewer outside your unit is clogged due to an item not biodegradable, you will be charged the plumber fee.

27. Visitors’ vehicles are to park in guest spots or outside of the park only. Visitors’ vehicles anywhere else may be subject to towing, Under California Civil Code Sections 798.26.& 798.285. pursuant to Section 22658 of the California Vehicle Code. Non-authorized vehicles (occupant or visitor) on the property will be subject to towing and stored at the renter’s expense.  

28. Violation of any or all of these rules may mean the violator is cited, fined and/or asked to leave the park permanently.

29.All communication of importance to tenant must be delivered in writing to management. Be sure to deliver written communication in person to make sure it is received. 

30. Blue Lakes Village Management reserves the right to refuse entry or service to anyone to park or private beach (California Civil Code Section 602) who is not an occupant, tenant or resident.

31. Blue Lakes Village Cancellation Policy is as follows: reservations can be cancelled up to 72 hours prior to check in for a full refund. If a cancellation is made within 71 hours of the reservation, no refund will be given. No exceptions.

BLUE LAKES VILLAGE PRIVATE BEACH RULES FOR PUBLIC SAFETY

SWIM IN LAKE, USE DOCK AND BEACH AT YOUR OWN RISK

Swimming in the lake, and use of beach and dock, may be hazardous. Swim, use the beach and dock at your own risk. Blue Lakes Village is not responsible for your safety or the safety of your guests while on its lakefront property. DO NOT ALLOW ANYONE TO RUN ON THE DOCKS; IT IS SLIPPERY AND CAN BE DANGEROUS.

PRIVATE BEACH AND DOCK FOR USE OF BLUE LAKES VILLAGE GUESTS/RESIDENTS ONLY

The dock is for the use of our guests, residents and their guests only. ( All guests of residents must be accompanied by the resident when at the lake). All others will be considered trespassers and will be prosecuted as such. 

BLUE LAKES VILLAGE RESERVES THE RIGHT AT ANY TIME TO REFUSE SERVICE, USE OR ENTRY.

Blue Lakes Village Management reserves the right to refuse service, use of or entry to the beach to any person at any time. California Civil Code Section 602

GUEST LIMIT

Limit 4 adult guests per resident unless approved by manager.

MINORS ACCOMPANIED BY ADULT

Minors must be accompanied by their parents at all times. No Exceptions!

BLUE LAKES VILLAGE IS NOT RESPONSIBLE

Blue Lakes Village and its management are not responsible for any personal items being stolen or damaged or anyone hurt or injured on the beach, in the water, on the dock or in the parking area.

EXPRESS PERMISSION ONLY

Boats shall be allowed to tie to the dock with express Blue Lakes Village management permission only. 

RESIDENTS ARE RESPONSIBLE FOR THE SAFETY AND BEHAVIOR OF GUESTS

As per state law, residents are responsible for the safety and behavior of their guests, and any related animals on the beach, in the lake or on the dock. 

DO NOT LITTER AND CLEAN UP YOUR TRASH

Residents will use the trash cans provided, pick up after themselves, their guests and animals as well as any trash that they may see.

NO VEHICLES ON BEACH OR PARKING ON BEACH

Vehicles are allowed on the beach only for loading, unloading and launching boats. Vehicles are unsafe in such a confined sandy area around families. Vehicles launching boats may only be on the beach before 9AM with approval of the management or on a case by case with approval of management.

NO ALCOHOL ON BEACH OR PUBLIC INTOXICATION

Alcohol and the water do not mix. Do not bring alcohol on the beach. If someone is found to have alcohol or is intoxicated, they will be asked to leave the beach.

ALL PETS MUST BE ON A LEASH AND POOP PICKED UP

For the safety of everyone using the beach, pets must be on a leash at all times while at the beach. If complaints are received, you may be asked to permanently leave your pet at home.

BEACH PRIVILAGES MAY BE RESTRICED OR REVOKED

This beach is a private beach for Blue Lakes Village residents and others expressly approved by Blue Lakes Village management. Blue Lakes Village reserves the right to restrict or not allow anyone to use the beach or dock. Anyone who is found not to be following these rules may be restricted from or not permitted to use the beach for a temporary period or longer.

INDEMNIFICATION / HOLD HARMLESS

Resident shall indemnify and hold harmless Blue Lakes Village and its owners, management, and employees, from any and all expense and liability resulting from or arising out of any negligence or misconduct on their part or the part of any other person in the park and any and all damage caused by their guests, related animals or any other individual in the park. Pet Owner hereby waives any right to seek any action or remedy, now or in the future, which would be contrary to the intended restrictions, rules and policies established by Blue Lakes Village regarding the dock, beach, or swimming in the lake. 

BLUE LAKES VILLAGE LOT RULES

Items Allowed to Remain Outdoors

This list has been compiled to reduce/control rodent, pest, and insect activity in our park. Clutter-free outdoor living is crucial to maintain a comfortable environment for all residents and park visitors. Items visible in yards that are not on this list need to be promptly relocated to one of the approved locations.

Furniture specifically made for the outdoor environment (homemade designs must be approved by management)

Enhancing decor specifically made for the outdoor environment, nothing excessive

One small shoe rack (must be kept dry)

Up to two canopies with a clean cover specifically manufactured for that canopy

A single clean black or white drapery cloth with no holes may be strung up in a particularly sunny area. If strung with assisting poles, poles must be black.

Rugs and mats specifically made for the outdoor environment

Planter boxes (homemade designs must be approved by management)

A reasonable amount of well cared for, non-invasive plants may be planted in or above ground.

One ashtray

One large outdoor grill or bbq

One small outdoor grill or stove

One small portable fire pit

Two propane tanks

One camping cooler

Two motorized recreational vehicles with well-maintained covers (excludes anything requiring DMV registration) (includes child-sized and toy vehicles)

One waterproof tote for outdoor activity items (inflatable water toys, basketballs, skateboards, etc.)

Four bicycles with bike locks and well-maintained covers

Two child-sized scooters

One well maintained badminton net

One pet bed (must be kept dry), one pet kennel, or one pet house (homemade designs must be approved by management)

One bowl for pet water only (no pet food outside)

Anything out to hang-dry must be promptly brought inside

A reasonable amount of outdoor lighting

All Structures must be to Blue Lakes Village standards and approved by management.

CANCELLATION POLICY FOR CAMPERS

You must cancel your reservation within 72 hours of 2pm on your arrival date, or you will be charged the full amount for your booked stay.

If you cancel within 72 hours of 2pm on your arrival date and checkout time, you will not be charged.
